About Wyvern Surveyors
Wyvern Surveyors undertake residential survey and valuation work throughout Bath, Bristol, Gloucestershire, Somerset and Wiltshire. We are regulated by the Royal Institution of Chartered Surveyors and specialise in RICS Level 1, 2 and 3 Home Surveys, formally known as Home Condition Reports, Homebuyers Reports and Building Surveys.
We also offer a wide range of pathology and valuation services, including specific defects surveys, drone surveys and insurance reinstatement valuations. We are proud to be an independent firm. It is this independence which means we’re able to offer you the bespoke service, whatever your needs at a reasonable price. Please do not hesitate to contact us and we would be happy to discuss your requirements.
We have over 30 years of experience in the industry and can provide expertise in all areas of residential surveying. As members of the Royal Institution of Chartered Surveyors (RICS), the Residential Property Surveyors Association (RPSA) and the Chartered Institute of Building (CIOB) we combine detailed knowledge of building pathology with a comprehensive understanding of the local property market.
Wyvern Surveyors is also proud to be a Company Partner of the Chartered Association of Building Engineers (CABE). CABE acts as a unifying voice within the construction sector, promoting the professional development of individuals across the Built Environment. As partners, we follow the CABE Code of Professional Conduct and Guide to Ethical Professionalism—demonstrating our commitment to competence, integrity, and the highest professional standards in everything we do.
We are known for our quality of service and professional approach providing a prompt, friendly service with concise, clear reports, placing a strong emphasis on customer service. All reports are organised in an easy to follow format, with any urgent issues clearly highlighted. Buyers can easily understand the condition of the property, quickly see the level of work that is required and can plan accordingly.
We offer a fully transparent service whereby we encourage dialogue with the surveyor, either by telephone or on-site after the survey to discuss any concerns that you may have.
Wyvern Surveyors is an independent practice and cannot be influenced by others involved in the home buying process, such as mortgage providers, brokers, estate agents or vendors.
Our surveyors are fully insured, we are regulated and audited by the Royal Institution of Chartered Surveyors and are Members of The Property Ombudsman Scheme.

Common questions
Is the surveyor local? Yes.
One of our main focuses is to ensure our surveyors operate within a small radius of their base postcode. This is to ensure the surveyor understands their local market, providing the best possible advice to our clients.
How soon can I expect my report?
Reports are returned within 2-5 working days (24-hour turnaround on urgent cases).
Subject to access, we can arrange the inspection and provide the final report within 1-2 weeks from instruction.
How long are you at the property?
On average, a RICS Home Survey inspection usually takes around 2 to 4 hours, while a valuation inspection typically takes about 30 minutes. This excludes research and report writing.
Please note that this is only a general guideline. Our surveyors will dedicate as much time as needed to gather all the necessary information to deliver an accurate and comprehensive report.
Do you test the services during a RICS Home Survey? No.
Services are generally hidden within the construction of the property. This means that only the visible parts of the available services can be inspected, and the surveyor does not carry out specialist tests. The visual inspection cannot assess the efficiency or safety of electrical, gas or other energy sources. It also does not investigate the plumbing, heating or drainage installations (or whether they meet current regulations); or the internal condition of any chimney, boiler or other flue.
