CMA Surveyors (Yorkshire) Ltd is an RICS-regulated firm of surveyors and valuers based in Leeds, and a member practice of Allied Surveyors & Valuers. We have four surveyors: two Chartered Surveyors (MRICS) and two Associate members (AssocRICS). All four are RICS Registered Valuers, with more than 30 years’ combined experience valuing and surveying residential property across West Yorkshire.

Residential valuation specialists
Valuation is at the core of our practice. We prepare RICS Red Book valuations of residential property for solicitors, accountants, executors, housing providers, developers, lenders and private clients, including:

Our valuations are supported by careful comparable evidence, clear reasoning and a thorough understanding of local Yorkshire markets.

Expert witness and single joint expert valuations
We are regularly instructed as single joint experts to value residential homes in family and civil proceedings, including financial remedy and divorce cases. Our reports are independent and objective, and are prepared in line with Part 25 of the Family Procedure Rules, Part 35 of the Civil Procedure Rules and RICS professional standards for surveyors acting as expert witnesses.

RICS Level 2 and Level 3 Home Surveys
We also provide RICS Level 2 Home Surveys (formerly the HomeBuyer Report) and RICS Level 3 Home Surveys (formerly the Building Survey). We focus on quality over quantity and put client communication first. Every property gets a thorough inspection and a clearly written report that explains what matters, what needs attention and what to do next. After you receive your report, your surveyor is available to talk it through over the phone or via Teams. We know West Yorkshire’s older housing well, including stone terraces, back-to-backs, solid-wall period homes and post-war non-standard construction. We use pole cameras to inspect roofs and chimneys that can’t be seen from the ground, so our client is fully informed about the condition of the property they are buying.
