Fairway Building Consultancy is an independent, director-led practice of Chartered Building Surveyors, based in Surrey and providing building consultancy services across London and nationwide.. Our senior surveyors each have more than 20 years’ industry experience, combining technical expertise with a practical, responsive and personal service.

We work with property managers, freeholders, resident management companies, right-to-manage companies, developers, commercial property owners, solicitors and other professional clients. Our experience covers residential blocks, higher-risk buildings, commercial premises, listed buildings and mixed-use developments.

Our core services include Contract Administration, Project Management, Employer’s Agent and Client Representative appointments. We prepare specifications, tender documents and procurement packages, administer building contracts and manage planned maintenance, refurbishment, fire-safety and remedial projects from initial investigation through to completion. We also provide project monitoring and quality-assurance inspections throughout the works.

Fairway provides Principal Designer services under both the Building Regulations and CDM 2015. We assist clients with Building Safety Act compliance, design compliance coordination and Building Safety Regulator Gateway 1, Gateway 2 and Gateway 3 applications for higher-risk buildings. Our wider building-safety services include Building Safety Case Reports, fire-safety management plans, resident engagement strategies and Fire Risk Appraisals of External Walls (FRAEW) undertaken in accordance with PAS 9980. Fairway is also an appointed provider on the Homes England panel for FRAEW services. We undertake compartmentation surveys, fire-stopping inspections and fire-door surveys, together with the specification, procurement and management of associated remedial works. We also provide cladding and façade consultancy, including the coordination of intrusive investigations and specialist designers.

Our building surveying services include building condition surveys, pre-purchase surveys, technical due diligence, planned preventative maintenance programmes, reinstatement cost assessments and the investigation of building defects. We regularly advise on damp and mould, water ingress, roof and façade defects, cracking, defective workmanship and other building pathology issues. Where remedial work is needed, we can prepare a specification, obtain competitive tenders and manage the work through to completion.

Professional services include landlord and tenant dilapidations, schedules of condition, reinstatement specifications, licence for alterations and landlord approval reviews, feasibility studies and development appraisals. We also act as independent expert witnesses in building defects, construction quality and contractual disputes, including the preparation of CPR Part 35-compliant reports.

Where projects require additional specialist input, we can coordinate trusted fire engineers, structural engineers, M&E consultants, architects and façade specialists to provide clients with a joined-up consultancy team.
