Rickards Oliver Limited is an independent firm of RICS Chartered Surveyors and Registered Valuers providing residential and commercial surveying and valuation services across Greater Manchester, Cheshire and Merseyside.
The practice is led by Richard Oliver FRICS, a Fellow of the Royal Institution of Chartered Surveyors (RICS) and an RICS Registered Valuer with more than 25 years’ professional experience. We provide independent, professional advice directly to private individuals, property owners, purchasers, businesses, solicitors and other professional clients.
Our residential surveying services include RICS Level 2 Home Surveys and RICS Level 3 Home Surveys for people buying houses and other residential property. We inspect properties of different ages and construction types and provide clear advice on their condition, defects, repair requirements and matters that may require further investigation before purchase.
We also provide RICS residential property valuations for a wide range of purposes, including probate and inheritance tax, matrimonial and divorce proceedings, retrospective Capital Gains Tax (CGT) valuations, taxation, estate planning and other private client requirements. Where appropriate, valuations are undertaken in accordance with the RICS Valuation – Global Standards (the RICS Red Book).
Our commercial property services include valuations of shops, offices, industrial buildings, investment property and other commercial premises. We can provide Red Book valuations for a range of professional and private client purposes.
Rickards Oliver Limited also undertakes specialist valuation and surveying instructions where the experience of an FRICS Chartered Surveyor and Registered Valuer is appropriate. We are happy to discuss unusual or complex property matters before accepting an instruction.
Based in South Manchester, we regularly work throughout Altrincham, Sale, Timperley, Hale, Bowdon, Trafford, Stockport and the wider Greater Manchester area, as well as Cheshire and Merseyside.
As an independent Chartered Surveying practice, our emphasis is on professional judgement, clear communication and advice tailored to the individual property and purpose of the instruction. Clients deal with an experienced Chartered Surveyor rather than a national call centre or automated surveying service.

Common questions
What is the difference between an RICS Level 2 Home Survey and a Level 3 Home Survey?
An RICS Level 2 Home Survey is generally appropriate for conventional houses and flats that appear to be in reasonable condition. It provides a structured assessment of the property, identifies significant defects and highlights matters requiring further investigation or attention.
An RICS Level 3 Home Survey provides a more detailed assessment and is particularly appropriate for older, larger, altered or unusual properties, buildings in poor condition, or where significant works are contemplated.
We recommend the appropriate survey level according to the property rather than simply recommending the more expensive service.
We use a drone or pole camera where possible on all surveys to assist with detailed inspection.
Which areas do you cover for RICS Home Surveys?
We undertake RICS Level 2 and Level 3 Home Surveys throughout South Manchester and the surrounding area, including Altrincham, Timperley, Sale, Hale, Bowdon, Trafford and Stockport, together with other parts of Greater Manchester and Cheshire.
Our surveys are undertaken by experienced RICS Chartered Surveyors and are intended to help purchasers understand the condition of a property, significant defects and matters that should be investigated before committing to their purchase.
Do you provide RICS Red Book valuations for probate and Inheritance Tax?
Yes. We provide independent RICS Red Book valuations of residential and commercial property for probate, estate administration and Inheritance Tax purposes.
As RICS Registered Valuers, we can provide a retrospective valuation as at the relevant date of death rather than simply giving an estimate of the property's current market value.
We accept instructions directly from executors and family members as well as from solicitors, accountants and other professional advisers.
Can you provide retrospective property valuations for Capital Gains Tax?
Yes. Retrospective Capital Gains Tax valuations are a specialist area of our valuation work. A valuation may be required at a historic date rather than at today's market value, for example when establishing the appropriate property value for a tax calculation.
We undertake retrospective residential and commercial property valuations in accordance with the relevant professional requirements and can liaise with the client's accountant, solicitor or tax adviser where appropriate.
Richard Oliver FRICS is an RICS Registered Valuer with more than 25 years' professional experience and is accustomed to dealing with unusual and historic valuation dates.
Do you undertake commercial property valuations?
Yes. We undertake independent valuations of a range of commercial properties, including shops, offices, industrial buildings and investment property.
Commercial valuations may be required for taxation, probate, matrimonial matters, company or partnership purposes, estate planning and other professional or private client requirements.
If an instruction falls outside our geographical area or specialist expertise, we are also happy to discuss the requirement and advise whether we are the appropriate firm to undertake it.
Do you accept referrals from other Chartered Surveyors and professional firms?
Yes. We welcome referrals and sub-instructions from other surveying practices, solicitors, accountants and professional advisers where a client requires expertise or geographical coverage that they do not provide themselves.
This can include RICS Red Book valuations, retrospective Capital Gains Tax valuations, probate and Inheritance Tax valuations, residential and commercial property valuations and other specialist surveying instructions.
We recognise the importance of protecting the referring firm's professional relationship with its client. We are therefore happy to discuss the scope of an instruction, reporting arrangements and the appropriate relationship with the client before accepting referred work.
